You can use crypto for a down payment in Canada, but only after you convert it to Canadian dollars and can show where the money came from. You cannot pay a Canadian mortgage in bitcoin at a bank, because mainstream lenders count the cash from the sale, not the coins, and want a clear paper trail. Ledn announced Canada’s first bitcoin-backed mortgages in December 2021, but its current Canadian product page lists bitcoin-backed loans, not mortgages. In practice, Canadians use one of three routes: sell crypto and season the cash, borrow against crypto with a crypto-backed loan, or use a mortgage broker who understands crypto income.

How Do You Use Crypto For A Down Payment Step By Step?

  1. Sell on a registered exchange. Use a platform in my ranking so the sale and the bank deposit both leave a clean record.
  2. Move the CAD to your own bank account early. Canadian Mortgage Trends advised converting early and letting the funds season for at least 90 days.
  3. Keep the paper trail. Save the trade confirmation, the withdrawal and the deposit. Lenders ask for the source of funds, and one described a specialized team that had to confirm anti-money-laundering standards.
  4. Plan for the tax. Selling crypto is a taxable event. See my crypto tax guide before you sell.
  5. Talk to a broker who knows crypto. Many lenders remain hesitant, so ask before you apply.

Do Bitcoin Mortgages Exist In Canada?

A lot of crypto holders dream of the day when they can pay their mortgages in crypto or use crypto as a down payment on a property. Unfortunately, we are not there yet. Bitcoin mortgages in the sense of a bank loan you repay in bitcoin do not exist in Canada, but that doesn’t mean they never will. Crypto adoption is slow, but it is happening everywhere. In 2021, a bill was introduced in Spain that would facilitate mortgage payments in digital assets. The legislation would not only provide a deeper acceptance and use of cryptocurrencies but it would allow mortgage companies to utilize blockchain technology to keep track of mortgages and payments.

Can I Use Crypto For A Down Payment In Canada?

Canadian Mortgage Trends reported on August 17, 2025 that you can, but you must convert the crypto to Canadian dollars and keep a documented paper trail of the sale and deposit. It described a lender that would not proceed until its specialized underwriting team had confirmed anti-money-laundering standards, and advised converting early and letting the funds season for at least 90 days. Many lenders remain hesitant, so a broker who knows crypto is worth the call.

While Canada is not as close as Spain in accepting crypto for mortgage payments, Matrix Mortgage Global, a Canadian mortgage broker, announced that it would allow crypto as deposits or downpayments on properties. Matrix Mortgage Global said it would accept bitcoin, Ethereum, XRP, Bitcoin Cash and some dollar-pegged stablecoins, and convert them to stablecoins the same day. The tax issue remains. When converting crypto to fiat, it counts as a taxable event and you will be liable for capital gains tax. This does not make the prospect of paying a downpayment with crypto appealing. Unless crypto is treated as a currency, then tax implications will haunt many future endeavors and hinder crypto adoption.

What About Ledn And Crypto-Backed Loans?

Ledn, a Toronto fintech, announced that it was launching what it called Canada’s first bitcoin-backed mortgages. Per the December 17, 2021 report in Mortgage Professional Canada, the offer was a loan of up to $800,000, capped at 50 per cent of the combined value of the bitcoin and the home, for homes worth at least $1 million. Ledn’s own crypto loans page, last checked September 3, 2026, lists bitcoin-backed loans and Dollar Loans, not mortgages, and says Dollar Loans are not available to residents of Quebec, New Brunswick, Nova Scotia or Saskatchewan.

Borrowing against crypto instead of selling it is not a disposition under current rules, according to Canadian Mortgage Trends, so it does not trigger capital gains tax by itself. It does carry liquidation risk if the price falls, and the CSA’s list of authorized platforms now includes a crypto-backed lending platform, Shakepay Credit Inc. (decision of April 9, 2026). Why Are Bitcoin Mortgages So Rare?

In an ideal world, mortgage brokers will utilize blockchain technology to issue land registration and ownership as NFTs. This would revolutionize the real estate industry and make transferring assets a breeze. Still, if bitcoin mortgages do appear in future then it’s likely that stablecoins would be preferred to avoid market fluctuations. While fintech companies would like to make bitcoin mortgages possible, banks would likely be against them. Unless banks adopt crypto themselves, then they would not want mortgage brokers taking away their customers. Canadian banks often block crypto transactions, so paying your mortgage with crypto is unlikely to happen until banks get on board with the idea.

One way you can pay your mortgage payments with crypto rewards today is by using a crypto Visa card. These are prepaid cards that you load up with fiat money. When you spend, you will receive cashback crypto rewards. Crypto.com and Shakepay are the two I can verify for Canadians. Although still technically a fiat payment, you could use cashback crypto rewards to supplement your income and future mortgage payments.

Right now, there is not enough demand for bitcoin mortgages. There are not enough Canadians with large enough crypto holdings to make deposits or payments, and if there’s not enough demand, then mortgage brokers have no real incentive to get the ball rolling. Until more Canadians hold crypto and use crypto day-to-day, bitcoin mortgages will remain a vision for the future.
